what is a flat rate design fee?

Great question! A Flat Rate Design Fee - is one fee that covers the entire scope of the project. Yup, you heard that right! No need to tally every single second spent on making your home beautiful. It makes our relationship more transparent and up front so you know exactly what my services cost, and you don’t get a surprising bill at the end with all my hours billed to you. The FRDF includes: my amazing design expertise, concept boards, floor plans/renderings, research and procurement of all furnishings/accessoires/lighting, etc., an itemized list of all items, the logistics of shipping, storage, and delivery, and final installation of your space. Phew… that’s a lot. And often, you end up saving this money in the purchase of your furnishings… (see next FAQ).

who takes care of the Procurement of furnishings?

Working with a concierge design service allows you to sit back and relax while I do all the logistics for you. I will order all the items sourced for your space and have everything orchestrated to be delivered white glove for installation - giving you that jaw dropping moment. Reason being, I have developed trade relationships with many of my vendors and have acquired a discount, part of which I extend to you (typically between 10-20%, depending on the vendor). This in turn means $$$ in your pocket. It’s kinda like getting my services for free since you saved some money. Can you order the furniture? Well, no. This is part of my business and my accounts only sell to designers who are part of the trade. Last but not least - the invoice I give you, is your receipt for furnishings. In order to protect my relationship with my vendors, I do not give itemized invoices for each piece I order.

how often do I get updates about my project?

We make sure weekly communication goes out regardless of where we are in the project! There’s nothing worse than being left in the dark! Even if it’s to let you know everything is moving along on schedule, there will be an email sent out about it.

how is billing structured?

Billing is in 3 payments.

-Payment 1: 50% of the Flat Rate Design Fee & 50% of the cost of Furnishings (including freight, receiving, storage, delivery, and installation)

-Payment 2: Equal to the remaining 50% of the cost of Furnishings (including freight, receiving, storage, delivery, and installation) Payment 2 is due when payment 1 funds for furnishings have been exhausted.

-Payment 3: Remaining 50% of the Design Fee - to be paid when project is complete.

*Note: Furnishings will be paid in advance of purchase.

*If credit card or venmo is used - a 3% fee will be added to the total.

*Wire transfers, credit cards, and checks are all excepted forms of payment.

Do I get a reveal day?

Heck yeah!!! You will get your big reveal, and fall in love with your space all over again. Or errrm for the first time. Once we have all your furnishings and accessories delivered to our warehouse, we schedule a day to have everything installed via white glove. We ask that you are not home during this process, so you get that big moment of surprise. Depending on the scope of the project, this could take between 4 - 8 hours. If there is anything structural that needs to happen: ie. paint, resurfacing of a fireplace, flooring, etc., that will of course be completed prior to furnishings being delivered.

How do I set my budget?
